Melbourne's median dwelling value was $786,718 in August 2026, down 4.7% over the year, on Cotality's index. Brisbane, at $1,080,142, now costs more. Victoria's population still grew 1.7% in the year to December 2025 on the ABS population release, with a net loss of just 685 people to other states. Falling prices and growing population is the combination value investors look for, and the enquiries say so.

Local investors buying the dip, interstate investors reading the same table, and first time buyers: Westpac's Home Ownership Report found 54% of Victorian first home buyers considering rent-vesting.
