The yield sum they have done
Houses do not yield much. National gross rental yields sat at 3.8% in August 2026 on Cotality's index, and Sydney's were lower still. Business lending to buy property reached $27.2 billion in the June quarter, up 4.4%, on the ABS lending indicators. The investor who asks about commercial has usually done the sum. Their houses return less than the interest bill, and a shop or a shed might not.
What a commercial record carries
A commercial purchase is judged on the lease and on the borrower. The record asks about both.
- Asset type: retail, office, industrial, medical, or open
- Price range and whether the purchase is leased, vacant or owner occupied
- Buying entity: personal, company, trust or super fund
- Deposit, existing property and borrowing position
- State and preferred locations, timing, and the consent record
What is checked first
A commercial loan is assessed differently, but the failure looks the same. You find the asset, and then the buyer cannot fund it. Every enquiry is phone verified by SMS, checked for duplicates and screened on finance with up to 98 data points before delivery. We do not assess the deal. We do not approve anyone. A lender does that.

Who this is not for
Residential buyers agents adding commercial as a sideline. A commercial enquirer expects lease analysis, outgoings and zoning on the first call. An agent without that experience will lose the enquiry to one who has it, and the record cannot make up the gap.
