The Melbourne market an advocate is buying into
Melbourne's median dwelling value was $786,718 in August 2026, down 4.7% over the year, on Cotality's index. Victoria lost 685 people to other states in the year to December 2025 on the ABS population release, a small number next to its 1.7% overall growth. A falling market with steady population is a buyer's market, and a buyer's market is where advocates earn their fee: the enquirer has choice and needs someone to use it well.
