How common it has become
Westpac's Home Ownership Report found 54% of first home buyers considering rent-vesting, up four points on the year before, with 61% in New South Wales and 52% in Queensland, from a survey of 2,000 people. The reason is on Cotality's index: Sydney's median dwelling value was $1,222,718 in August 2026. A renter in Sydney on a good income can buy in Adelaide or regional Queensland and cannot buy where they live.
The enquirer
A rentvestor has no equity, a first time buyer's borrowing power and an investor's need for yield and growth data. They are also often eligible for first home buyer support they may lose by renting the property out, which is a conversation a buyers agent should have early. The rentvestor's whole plan is a borrowing plan, so the finance screen matters more than in any other property segment. Of high income property enquirers we measured, 51.8% fail on finance; fewer than 5% of leads cleared by PrimeProof do. We do not approve anyone; a lender does that.
