The numbers
Hobart's median dwelling value was $752,397 in August 2026, up 8.1% over the year and down just 0.2% in the month, with a gross rental yield of 4.4%, on Cotality's index. Regional Tasmania rose 12.7%. The state's population grew 0.5% in the year to December 2025 with a net loss of 452 people to other states, on the ABS population release. Tasmania wrote 1,691 new owner occupier loans in the June quarter at an average of $516,000, on the ABS lending indicators.
