The number behind the screen
Of high income property enquirers we measured, 51.8% failed on finance. They looked right on paper: solid income, clear intent, a suburb in mind. Then the borrowing numbers came back. Existing debt, a second property already geared, a self employed income that could not be evidenced, a ratio above the lender's limit. On leads cleared by the PrimeProof screen, fewer than 5% fail. Both numbers are ours, from our own traffic.
Why income is not the answer
The RBA's investor data found that around one in five of Australia's 2.3 million housing investors carried debts above six times their income in 2021, and that around 70% own a single property. Most high income enquirers are trying to join the minority who own more than one. Since February 2026 APRA has capped lending at six times income or more to 20% of new investor loans. A high earner with a large mortgage and a car loan can fail that ratio on paper while looking wealthy in the room.
What a high income record carries
The record asks about existing debt before it asks about ambition.
- Income type and whether it is salaried, bonus heavy or self employed
- Existing property and existing debt, including the home loan
- Borrowing position: pre-approved, spoken to a broker, or neither
- Budget, structure in their own words, and the states considered
- Timing, time stamp and consent record

Who this is not for
A firm that wants volume over quality. High income enquiries are fewer and each one takes a longer first call, because the finance picture is more complex, not less. A firm with a sales floor to feed is usually better served by the broader investor campaigns described on this site.
