The numbers
Darwin's median dwelling value was $647,259 in August 2026, up 0.6% in the month and 14.6% over the year, with a gross rental yield of 6.3%, on Cotality's index. The Territory's population grew 1.6% in the year to December 2025 with a net loss of 1,228 people to other jurisdictions, on the ABS population release. It wrote 610 new owner occupier loans in the June quarter at an average of $545,000, on the ABS lending indicators.
Who is enquiring
Eastern states investors doing the yield sum, defence and government postings buying rather than renting, and first home buyers under the 5% deposit scheme's Darwin cap of $750,000 on the government's table, above the median. The investor enquiries dominate, and they are buying on numbers they have read rather than streets they have walked.
Finance first
