The capitals and the regions have separated
Combined regional values rose 7.7% in the year to August 2026 while the combined capitals managed 1.1%, on Cotality's index. Regional Western Australia rose 16.7%, regional Tasmania 12.7%, regional South Australia 11.4% and regional Queensland 9.1%. Investors read those tables, and a growing share of enquiries now name a region rather than a city.
Why regional enquiries need a buyers agent
A regional purchase is a purchase in a town the investor has never visited. The local economy may rest on one employer or one industry. Working that out is research, and research is the buyers agent's job. It is also expensive to do for a buyer who cannot get finance. That is why the PrimeProof screen runs before delivery.
