The numbers
Adelaide's median dwelling value was $937,207 in August 2026, up 8.6% over the year, with a gross rental yield of 3.6%, on Cotality's index. South Australia's population grew 1.0% in the year to December 2025 and lost 1,576 people to other states, on the ABS population release, so the growth has come without a migration boom. The state wrote 5,576 new owner occupier loans in the June quarter at an average of $672,000, on the ABS lending indicators.
Who is enquiring
Interstate investors reading the growth table, local investors adding a second property, and first home buyers under the 5% deposit scheme's Adelaide cap of $900,000 on the government's table, some of whom plan to rent the property out. A smaller city means the enquirer often knows the suburbs they want, which shortens the buyers agent's brief.
Finance first
Modest loan sizes do not mean easy finance. Of high income property enquirers we measured, 51.8% fail on finance; fewer than 5% of leads cleared by the PrimeProof screen do. The screen runs before delivery, and a lender still decides.
What an Adelaide record carries
Built for a first call about a specific suburb rather than a strategy.
- Home state, and the Adelaide regions or regional towns considered
- Budget, borrowing position and existing property
- Live in, hold, or rent-vest
- Timing in the enquirer's own words, and the consent record
Who this is not for
Buyers agents who need a large flow. South Australia is a small market and an Adelaide campaign produces a steady trickle of well screened enquiries, each worth a fast call.
Pricing
A fixed cost per verified lead agreed before the campaign runs, no retainer, no lock in. Every record is exclusive to you, phone verified by SMS and checked for duplicates. Invalid leads are reviewed within five business days and replaced or credited when confirmed.
