A different buyer, a different record
A vendor lead needs a name and an address. An investor lead needs a budget, a borrowing position, a state, a property type and a timeframe, because without those the first meeting is a fact finding call you are paying to make. The record we deliver carries each of those fields, and it carries the enquirer's own words on timing rather than a dropdown.
Where the enquiry comes from
An ad or a search result sends the person to a form built for one offer. The form asks the questions above, and the person asks to be called. There is no scraped list behind it and no database bought by the row. Someone filled in a form about buying an investment property, which is the only kind of enquiry we sell.
Qualification against your criteria
You set the criteria: states, price range, property type, purchase timing, and whatever disqualifies an enquiry for your stock. We check enquiries against them before delivery, using up to 98 data points. The finance screen matters most. Of high income property enquirers, 51.8% fail on finance; on leads cleared by PrimeProof, fewer than 5% do. Both are our own figures. What the screen does and does not establish is under what is a pre-qualified property lead.
Delivery and the weekly loop
Verified enquiries are delivered live into your CRM, not a spreadsheet on Friday, and each is exclusive to you. How quickly a record arrives after the form is filled is answered under how fast property investment leads are delivered. After the first week, spend moves toward the sources that produced enquiries that answered the phone. Your feedback on which enquiries met and which went nowhere goes back into the targeting.
What we do not do
Four things are outside the service, and it is better to know them before the first invoice than after.
- We do not sell lists, aged data or records shared across several firms
- We do not promise a volume, because volume depends on your market and your criteria
- We do not promise a close rate, because that depends on your stock and your follow up
- We do not approve anyone for finance; a broker or a lender does that
Buyers agents and developers
The same pipeline runs for buyers agents, with a record shaped for their buyer, described under buyers agent lead generation. For developers the difference is usually the criteria: a state, a project type and a price band. Pricing is a fixed cost per lead agreed up front, with no retainer and no lock in, and what moves it is under how much property investment leads cost.
